At a time of housing crisis, Clanmil Housing has launched an ambitious new plan for the next five years. We are stepping up to help ensure people across Northern Ireland have the security and comfort of a good home in a safe and welcoming community. We believe that with the right home and support when it is needed, people can achieve so much – not just for themselves but for their community and wider society too.
Building the plan around what matters
Our new plan, Opportunity and Impact, is built on four pillars focused on the things our customers, colleagues and partners have told us matter: investment in more high-quality homes and in our existing homes, backed by great customer service delivered by skilled, caring people who are equipped and empowered to do the right thing.
Delivery of our strategy will be guided by values that encourage us to leave a positive experience, believe in better and achieve together. These values will help us continue learning and adapting so we can maximise our impact for customers and communities.

Facing today’s pressures with a clear purpose
Our current reality includes instability around funding for services and new homes, limiting infrastructure and utility capacity, rising costs to keep our homes safe, energy-efficient and modern, and challenges when people cannot access the services they need to support them to live well in their homes.
But we also operate in a changing world and we want to embrace the opportunities this brings to work better. Smart technology and AI offer ways to be more efficient and improve outcomes for customers. By making better use of our supply chain, we can also double the social impact of our work, ensuring our customers and communities benefit from every pound we invest.
What we want to achieve by 2031
Our ambition is that by 2031, Clanmil will be known as a trusted landlord, a valued community partner and a workplace where people thrive.
We will have delivered 1,500 high-quality new homes through innovative funding and design. Customers will know they can rely on us, and we will do more to support them through day-to-day pressures by working with partners that provide services to help people thrive in healthy and resilient communities.
Underpinning this, we will be an organisation that attracts and retains the right people to work with us, while remaining financially strong and well governed.
Shaping the future of housing in Northern Ireland
We also want to play a bigger role in shaping the future of housing in Northern Ireland. We will use our experience and evidence to influence policy, share learning and work with others to find practical solutions to the challenges facing the sector. Through strong relationships across government, the housing sector and local communities, we believe we can help create the conditions to deliver more homes and better outcomes for the people who need them most.
To make this a reality, we need a collective response. We ask all agencies and political representatives to work together to ensure people waiting for a home do not suffer because of a lack of public subsidy or infrastructure blockages. We also need the new Building Safety Act to be enacted so people remain safe in their homes, alongside the will and funding to progress the decarbonisation of existing homes.
Keeping customers at the heart of the ambition
The last word goes to our customer, Margaret. Her words capture what drives our ambition:

The new homes planned are great news for people who are desperate for a good home where they can settle, raise their family and become part of the Clanmil family too.”
